Below is a basic guide to our service and what’s involved.

The use of social media such as Facebook, Twitter, Instagram and LinkedIn for marketing properties has now become a vital part of marketing property for sale. We will make sure your property has full exposure on these sites. Professional quality photographs, 360-degree 3D tours, floor plans and a full colour brochure are all an essential part of marketing your home and are included in our service. Where appropriate we can also arrange the use of aerial drone photography.

 

Prepare your property for sale

A potential buyer's first impressions are very important: the presentation of your property is crucial to a successful sale. Consider carrying out any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to de-clutter/tidy rooms to maximise the size of the room.

 

Accompanied viewings

Accompanied viewings mean we can use our sales expertise to help sell your property. We will give you as much notice as possible to prepare for a viewing, and will always check with you to make an appointment at a convenient time for you. We are happy to arrange a viewing out of hours if necessary. Receive offers and negotiate. As soon as a buyer makes an offer we will report to you and confirm the details, ensuring you make the best decision. We will advise you and negotiate on your behalf throughout this process.

 

Offer accepted and sale agreed

Once you accept an offer and your sale has been agreed we will do the following:

  • Confirm the agreed price with all parties
  • Prepare the memorandum of sale
  • Ask you to confirm your conveyancer's details (For help choosing please see our Conveyancing page)

 

Before exchanging contracts

Your conveyancer will provide the buyer's conveyancer with the contract and legal documents, and the buyer's conveyancer will carry out the necessary searches. It is usual for the Buyers or their Lenders to have a survey or valuation of your property carried out.

Once the Buyer's conveyancers are satisfied, the survey/valuation is satisfactory and all finance (mortgage/s if necessary) is approved, you should be able to discuss a date for completion. Contracts can then be exchanged by the conveyancers.

From this point in time your sale is legally binding. Congratulations!

 

Completion day

On completion day the sale price is paid to your Conveyancer and you must hand over a vacant property to your buyer* once the money has been received. Your conveyancer will call us to confirm when the keys can be released to the Buyer.  (*unless you are selling with a tenant already in the property).
